TM Associates Management, Inc. (TMAM) is a mid-Atlantic based, full-service residential property management company with over 45 years of experience in conventional and affordable housing, including LIHTC, HUD, USDA-RD, and Bond financing. The Community Manager is responsible for the on-site operation of a single property, reporting to the Regional Manager and the Management Agent, and may have authority to make discretionary decisions consistent with policies and procedures. The Community Manager will supervise all site staff and be accountable for property performance, tenant relations, and overall occupancy targets. Responsibilities include ensuring prompt, courteous service to residents, handling complaints, performing income recertifications where applicable, directing rental programs, and maintaining efficient mechanical operations. You will regularly inspect the property, report maintenance needs, and coordinate repairs; supervise maintenance personnel; and maintain good tenant relations. Additional duties include budgeting and purchasing within constraints, preparing regular reports on property condition, coordinating evictions or lease violations with the Regional Manager, managing rent collection and banking, and overseeing site activities and events. The role requires strong communication in English, basic arithmetic skills, and the ability to drive; a reliable vehicle is needed for site errands.
