Tim Lewis Communities is seeking a Forward Planning Vertical Project Manager to coordinate and manage information required during the startup of a new residential community in Roseville, California, United States. The Forward Planning Vertical Project Manager will coordinate information from architectural design and approvals, consultants, and multiple departments to meet milestone dates and reach first construction start on time. Essential duties include: acting as liaison between land development, purchasing, sales, marketing, and construction to ensure project timelines; directing consultants through design development, plan reviews, and city approvals; maintaining weekly schedules across projects from small single-family developments to master-planned communities; analyzing site data and due diligence to anticipate obstacles; coordinating submittals to local municipalities and preparing for building permits; facilitating handoffs from land acquisition to sales and construction; ensuring clear communication among internal and external team members; leading bi-weekly pre-start meetings; guiding consultants in design development of architectural and related plans (including structural, plumbing, HVAC, truss, energy, landscape, retaining walls, plots, and permits for sales trailers/offices); planning submissions for master plans and field plan changes; managing the starts and permitting processes; reviewing plans for accuracy and consistency; distributing current approved plan
