Position: Senior Project Manager – Building Assessments and Capital Planning.

Overview: Join AEI Consultants as a Senior Project Manager in the Building Assessment division. You will lead and manage Capital Planning and Equity Assessment projects, providing clients with data-driven capital expenditure strategies and asset management insights. The role may require regional, national, and international travel to support an expanding portfolio. Responsibilities include performing Property Condition Assessments (PCAs), monitoring new construction and renovation projects, and supporting energy and ADA audit initiatives. You will work with a broad range of property types and develop actionable capital expenditure forecasts and reserve planning recommendations, prioritizing improvements based on condition and remaining useful life. Strong technical writing, field photography, and cost estimating skills are essential.

Duties: conduct forensic assessments of major building systems; photograph site and system conditions; inventory building systems in the field; research property maintenance history; estimate maintenance costs using reference libraries; write clear condition and status reports; conduct public records research; visit sites to monitor construction and review contractor payments; ensure as-built conditions align with drawings; review construction schedules and payment requisitions; manage multiple projects; collaborate with senior authors for report review; provide timely client service with proactive solutions.

Qualifications: 5+ years of experience performing PCAs;
