The Community Manager will supervise day-to-day operations, implement company policies, ensure regulatory and investor compliance, and lead a team of on-site staff. Responsibilities: - Hire, orient, train, and evaluate on-site personnel; manage performance reviews and staffing changes. - Provide support to staff, foster teamwork, and maintain a harmonious environment; ensure timely handling of administrative tasks such as evaluations, payroll-related items, and change of status forms. - Oversee leasing activities: prepare, process, and sign leases; pursue lease renewals; maximize occupancy while ensuring compliance with federal, state, and local laws, including Fair Housing. - Manage financials: prepare annual budgets and income projections; ensure timely rent collection, posting, and deposits; review and code invoices; handle accounts payable and bank deposits. - Maintain records: rent rolls, delinquency reports, move-ins/move-outs, resident files, and related documentation. - Marketing and leasing: utilize marketing strategies to attract residents and oversee Leasing Agent and Assistant Community Manager in applying policies. - Maintenance and operations: manage maintenance requests, ensure make-ready vacant units, supervise outside contractors, and maintain common areas; supervise risk management and safety procedures; prepare for inspections. - Resident relations: ensure a clean, safe, and well-maintained community; handle emergencies and be available as required.
