GoldOller Real Estate Investments is seeking a Community Manager to lead the operational, financial, and cultural success of a residential property in Philadelphia, Pennsylvania. This proactive, solutions-focused leader will set the tone for resident and customer satisfaction, develop a high-performing onsite team, and ensure the community thrives both operationally and financially. The position offers the potential to earn monthly commissions.

Position Overview: The Community Manager drives financial and operational performance, fosters a positive resident experience, and coaches staff to deliver GoldOller’s Gold Standard of Service.

Responsibilities

Financial & Operational Excellence: Leadership & Employee Development:

Prepare and monitor budgets; drive occupancy and rental income; maintain ≤2% bad debt; manage payroll, overtime, petty cash, rent collection, delinquency, evictions, damages, and security deposit reconciliations.
Use RealPage and related systems to track performance, manage purchasing, maintain PO compliance, and ensure data accuracy.
Develop action plans when performance falls short; collaborate with the Regional Property Manager, Asset Manager, and DOO.
Conduct regular property walks and inspections; handle move-in/move-out, vacancy, and annual unit inspections; enforce Fair Housing laws, safety codes, health regulations, and local ordinances; post related charges and issue professional notices.
Maintain the leasing office in a neat, professional manner; attend management meetings; ensure team training compliance; report incidents promptly.
