Join Timmons Group in Richmond, Virginia as a Land Planner Project Manager in our Private Development Land Planning practice. This client-facing, delivery-focused role supports private developers, economic development authorities, and rural localities across the Mid-Atlantic on entitlement, feasibility, and site planning for housing, commercial, and mixed-use projects. The position leads day-to-day management of a small technical team, coordinates internal planning, civil engineering, and landscape architecture, and guides entitlement projects from proposal through approval. You will represent clients in rezoning, special use permit applications, and related hearings, manage multiple concurrent projects, and nurture long-term client relationships. In this role you will set technical production standards, analyze site conditions and regulations, develop feasible layouts, prepare feasibility analyses, and prepare entitlement documents and graphics. You will produce deliverables using MS Office, AutoCAD, ArcGIS, and Adobe Creative Suite. The ideal candidate will have a Bachelor's in Urban/Regional Planning, Landscape Architecture, Geography, or Engineering; 8+ years of land planning experience; and proficiency with ArcGIS, AutoCAD (Civil 3D a plus), and design software. AICP certification is expected within one year of hire. Compensation is estimated at $90,000–$120,000, with offers based on experience and role complexity. This is an on-site role based in Richmond, VA.
