Timmons Group is seeking a motivated, experienced Land Planner Project Manager to join our Private Development Land Planning practice in Richmond, Virginia (on-site). This client-facing, delivery-focused role supports private developers, EDAs, and rural localities across the Mid-Atlantic on entitlement, feasibility, and site planning for housing, economic development, and mixed-use programs. The position offers the opportunity to grow into a leadership role over time, working closely with civil engineering, landscape architecture, and other Timmons Group service lines. Responsibilities include: Practice Leadership & Project Management (35-45%): Lead and grow the Private Development Land Planning practice, manage a small technical team, coordinate internal planning, civil engineering, and landscape architecture; oversee entitlement projects from proposal through approval; represent clients in rezoning, SUP filings, and public hearings; manage multiple projects and maintain client relationships. Planning & Technical Production (25-35%): Set technical standards, analyze site conditions, zoning and regulations to develop feasible layouts for residential, commercial, mixed-use, and recreational projects; prepare planning-level cost estimates and feasibility analyses; prepare entitlement documents, rezoning/SUP applications, and graphics; produce deliverables using MS Office, AutoCAD, ArcGIS, and Adobe Creative Suite; research feasibility reports with engineering and planning recommendations.
