Assist the Property Manager to ensure compliance with HUD Handbook 4350.3
Implement intervention strategies for tenants who are non-compliant with lease requirements
Help prepare the property for REAC reviews, EHS clearance, MOR, Investor Site Reviews, LIHTC reviews, and annual and interim recertifications
Document lease violations and coordinate evictions
Promote resident satisfaction and retention by responding promptly to questions, complaints, and requests
Ensure maintenance team members respond to and complete resident service requests
Assist tenants with requests, questions, problems, and complaints
Alert staff to move-ins, move-outs, and emergencies
Provide courteous, professional customer service to residents and visitors
Track arrears and follow up per company policy
Oversee the lease renewal program to maintain appropriate retention
Coordinate with the legal team regarding rent payment statuses
Oversee accounting transactions to ensure rents are collected, posted, and deposited daily
Create purchase orders in Yardi
Answer phone calls, messages, and emails promptly
Perform or assist with other duties as needed
