The Role: The TJH Sales Manager (Buy Services) is responsible for selling a curated portfolio of new homes at various stages of planning and construction within a defined territory. This role is highly relationship-driven, partnering closely with top brokers and agents to cultivate a strong client pipeline, drive demand, and position Thomas James Homes as the premier builder in the markets served.
The Role: The TJH Sales Manager (Buy Services) is responsible for selling a curated portfolio of new homes at various stages of planning and construction within a defined territory. This role is highly relationship-driven, partnering closely with top brokers and agents to cultivate a strong client pipeline, drive demand, and position Thomas James Homes as the premier builder in the markets served.
Key Responsibilities: - Work with the divisional team to list, sell, and market assets (Spec Homes, Buy & Builds, and Presales) in development stages in alignment with TJH’s Asset Light Strategy. - Independently manage field activities with exceptional time management. - Schedule appointments and respond promptly to asset inquiries generated through the MLS and broker relationships. - Deliver regular presentations to broker offices and at community events. - Ensure all leads are accurately entered and maintained in the CRM (Salesforce). - Plan, manage, and conduct property Open Houses, coordinating with Asset Management and Division Marketing teams. - Be available on weekdays and weekends to support Grand Openings and open house events. - Communicate and negotiate all offers received from prospective buyers and their agents in partnership with the division’s internal team for final approval. - Negotiate to sell each asset at or above TJH’s internal sales value. - Build and maintain strong relationships with the broker community in the assigned market. - Actively manage the sales pipeline with excellent CRM hygiene. - Collaborate with internal planning, design, and construction te
