Envolve Client Services Group is seeking a Community Manager to oversee the Hallmark at Garden Parkway property in Tuscaloosa, Alabama. The Community Manager is responsible for the overall performance of the property, directing on-site staff, and leading leasing and marketing efforts to achieve occupancy goals and maximize operating income. Key duties include budgeting and financial management, supervising maintenance staff, ensuring property upkeep and safety, and maintaining positive resident relations. The role requires effective communication with residents, staff, vendors, and corporate teams; adherence to lease obligations and Fair Housing laws; and the ability to adapt to market conditions. Additional responsibilities include coordinating and supervising capital projects, managing vendor contracts, and preparing operating and capital budgets. The Community Manager will also ensure compliance with affordable housing programs (HUD Subsidy, USDA, RD, LIHTC, HOME) and provide regular reports. Education and experience: High school diploma or equivalent (some college preferred); minimum of three years' experience as a Community Manager or Assistant Community Manager; valid driver's license; HCCP certification preferred. Skills: strong financial management, budgeting, forecasting, and cost control; leadership of a fast-paced team; proficiency with Microsoft Office; experience with Yardi preferred; ability to travel for training and occasional meetings; willingness to work weekends and holidays as required.
