- Recruit, hire, and supervise property staff across leasing, marketing, accounting, and facilities. - Collaborate with the Leasing Manager to implement the community’s marketing plan to meet or exceed budgeted occupancy; assess market conditions and coordinate renewal and new leasing campaigns. - Adhere to the budget and participate in monthly financial reviews; monitor operating statements; manage delinquency, collections, and expenditures. - Work with the Facilities Manager on capital improvements and preventive maintenance; coordinate turnover planning and execution. - Build relationships with key university officials and partner with Housing and Residence Life, Off-Campus Housing, International Student Affairs, Orientation Services, Greek Life, and athletic programs. - Manage property risks by communicating potential liabilities and reporting incidents promptly. - Maintain payroll records and monitor hours to control overtime. - Foster a positive community atmosphere through resident events and superior customer service to support retention. - Ensure compliance with company policies and procedures.
