The Community Manager is responsible for the overall performance of the assigned property, including directing on-site staff, leading leasing and marketing activities, conducting market analysis, managing resident relations, and preparing and overseeing property budgets. Duties include ensuring daily operations run smoothly, maintaining property conditions, engaging with residents, promoting resident retention, controlling costs to maximize net operating income, developing annual operating and capital budgets, enforcing lease obligations, ensuring compliance with state and federal Fair Housing Laws, communicating effectively with staff, overseeing maintenance, ensuring units are market-ready, promoting safe work practices, conducting regular property inspections, bidding and managing vendor contracts, training staff on sales and marketing materials, and providing required reports. Qualifications include Tax Credit and HUD experience, Yardi Voyager experience, strong financial management, budgeting and forecasting skills, ability to lead a fast-paced team, excellent multi-tasking and communication skills, proficiency with Microsoft Office, willingness to work weekends/holidays, travel for training and meetings, High School diploma or equivalent (some college preferred), minimum of 3 years as a Community Manager or Assistant Community Manager, and reliable transportation.
