The Community Manager is responsible for the day-to-day operations of designated communities and for maximizing occupancy and property value in the Fort Worth, Texas area. This role provides management, direction, and leadership to direct reports and ensures communities are operated in accordance with OneWall Communities objectives and regulatory requirements.
The Community Manager is responsible for the day-to-day operations of designated communities and for maximizing occupancy and property value in the Fort Worth, Texas area. This role provides management, direction, and leadership to direct reports and ensures communities are operated in accordance with OneWall Communities objectives and regulatory requirements.
Manage and oversee all operations including property maintenance, capital improvements, rent collections, lease administration, budgeting, and marketing.
Develop, mentor, lead, and manage a high-performing, cohesive team.
Maintain accurate records of all community transactions and submit timely reports (e.g., rent rolls, delinquency reports, move-ins/move-outs).
Assist in the preparation and development of the annual property management operating budget.
Maximize rental revenue by maintaining high occupancy and reducing vacancy loss, bad debt, and concessions.
Ensure that rents and late fees are collected, posted, and deposited in a timely manner.
Generate necessary legal action documents and processes in accordance with State and Company guidelines.
Provide ongoing vendor/contractor communications regarding scheduling, billing, vendor relations, and certificates of insurance.
Ensure A/P invoices are submitted to the corporate office for payment; manage petty cash and all funds.
Monitor traffic logs, conversion ratios, budget guidelines, renewal information, marketing data, and other metrics to provide up-to-date information when requested.
